The Father Of Virtual Real Estate Investing Comments On His Industry

Landlords and rehabbers take notice - you may soon be focused on the new concepts of “Virtual Real Estate Investing“. What is meant by “Virtual Real Estate Investing” ranges from online games like SecondLife (where real profit can be made) to the use of internet technologies to make normal real estate investors more profitable.

To get the facts, I sought out the man generally considered to be the father of virtual real estate investing: Bryan Ellis.

“I began using the term ‘virtual real estate investing’ in the late 1990’s when I realized the clear similiarities in profit strategies, regardless of whether the “real estate” is “virtual” or “physical” said Ellis.

Bryan Ellis cites the similar strategies one can employe to make money from “virtual property” and “physical property” as a primary parallel of the two markets. He points out that control of a domain name or even a specific web page is much like controlling a real estate property ” those assets can be monetized in similar ways: By selling them for a profit, by leasing them, by offering advertising, etc.

The similarities really are obvious. For example, if you’re the owner of a desirable property, its desirability is (in a business context) largely due to its being in a location that is of interest to others. Similarly, ownership of a desirable domain name is valuable for the same reasons. Regardless of the type of asset, you can sell or lease or use any number of strategies to turn the assets into cash.

Using Federal Government Contracting to Grow Your Business

Federal Government contracting is an often scary and complex environment to many small businesses. Without the proper assistance of experts in the field it can also be dangerous to a small companies fiscal prosperity, but the risk is worth the rewards!!!!

Less than 5% of the businesses in the United States do business with the U.S. Government. The 1195 Federal budget was $1,518.3 BILLION DOLLARS! Approximately $1 billion in new opportunities in the services sector of Government contracting were available to bid on by private business each day. The services range from Food Services and Janitorial projects to complex space flight systems development.

Companies are winning and are awarded this amount in new contracts daily. Where is our part as a small business concern in this multi-billion dollar marketplace?

The Government uses two techniques to procure products and services which have values over $25,000.00 per year, Invitation for Bids (IFB’s) and Request for Proposals (RFP’s).

The IFB is an advertised procurement in which contract award is based on upon award to the lowest priced responsible bidder. The bid must offer performance and delivery at least equal to the minimum standards established by the IFB.

The RFP will often require a full Scope of Work (SOW) response (how the project will be performed, on what schedule, and by whom), the key personnel who will be assigned to the project, as well as a full company qualifications package.

The way in which the Government procures these contracts are changing rapidly. President Bill Clinton’s budget message is clear and target two principle areas:

1. Keep deficits on a downward path.

2. Continue to invest in long-term economic growth, in fighting crime, and in the skills of our children and workers.

The trends in Federal Contracting that have an impact on the small business sector are:

1. Procurement Reform - Streamlining Federal procurement was a specific target of Vice President Gore’s National Performance Review Report Issued in September 1995, focused on creating a Government that works better and costs less. The report made nearly 400 recommendations for streamlining the Federal Government while improving the quality of service to the nation’s citizens. This has ignited procurement reform legislation that will re-shape the Federal procurement process. For example, the expected changes in the current Senate Procurement Bill (S. 1587) include no CBD notices for contracts less than $100,00 if electronic commerce (Bulletin Boards) exists, small business provisions aimed at encouraging bids by small disadvantaged business Government wide and streamlined procedures that will take less than a month to complete.

2. National Performance Review (NPR) - Impact on Information Technology - Based on the market research firm Federal Sources., headquartered in the Washington, D.C. area, the NRP will generate $10-$20 billion in new business opportunities between 1994-1999. The outsourcing its support services and procuring information technology systems to increase the productivity and effectiveness of the federal workforce.

3. Health Care Reform - Based on the Clinton Administration’s current plan, a new health care plan will be enacted this year. Although there are still issues to work out, market research firms are forecasting significant opportunities to result from this reform initiatives include imaging, data entry technologies, ID cards/smart cards, multimedia and business process re-engineering. This will open up unlimited opportunities for small business concerns nationwide.

4. Proposal Quality - A Washington D.C. technology publication recently issued a contractor report on “Winning Proposals Win Bids,” underscoring the link the government is acknowledging between the quality of the proposal and the quality of work the contractor will perform under contract. IN a recent RFP, in section M “Selection Criteria”, the following statement was made “The offerors ability to follow the proposal instructions set forth in the solicitation will also be considered to be an indication of the offeror’s ability to follow instructions should they be awarded a contract as a result of this solicitation.

5. Smaller, Shorter Duration Technology Equipment Buys - According to the Government’s internal policy document the period of performance of Indefinite Delivery/Indefinite Quantity (IDIQ) hardware buys has been reduced significantly from five years to two and the size of these contracts has also been significantly reduced. This will result in more opportunities, more solicitations and more potential contract opportunities as these become within reach of small to medium-sized businesses.

The time to begin to get involved in Federal Government contracting is now. Companies currently involved, and who are successful in, Federal Government contracting started out with smaller contracts and worked their way into larger and larger contract awards.

Much of the new Source Selection Board criteria is based upon past performance, not only in Federal Government contracting, but in commercial contracting as well. The use of our current contracts as references is essential to a successful proposal to Government agencies.

The helpful hint for this month is to call your major clients and have them sign recommendation letters for your company.

In summary, Government contracting allows many businesses to have a bevy of profitable, long term contracts (normally 3-5 years) in your corporate receivables listing. This allows for stability and volume increases. Begin to prepare your company today for long term growth in the expanding Federal Government marketplace.

Student Business: Why You Should Jump on the Opportunity

If you are like me, I have always know that I one day, I would work for my own company. Entrepreneurs are born with it in their blood. The thing is, more often then not, students are left out of the loop. You see, as children, entrepreneurs are encouraged to dream - kids can be anything they want. But by the time they hit their teens it becomes painfully apparent that they are either going to give up those dreams and settle into the 9 to 5 grind or wait until they have some post secondary education before they can really get moving with their entrepreneurial ambitions.

I don’t know why this happens. I went through it myself. I think that anybody with entrepreneurial drive should be taken seriously. Students are no exception. I was in university when I started my first serious venture. I met with fierce resistance from friends and family alike. Why jeopardize school for a pipe dream? Get your degree first then you can do what ever you want. You need a degree to succeed at anything these days. While I will be the first to admit that there is a value in a degree, I will also be the first to offer that a degree is no longer the meal ticket it once was. I will also hazard that a degree can pigeon hole people into certain fields. This happens because once you get your degree, you work in that field and more often then not you stay there. I say get your degree, get your education, get schooled - but do it for yourself and write your own meal ticket.

Starting a business as a student was the most challenging thing I have ever done. I was forced to learn a wide spectrum of skills from technology to banking. I the learning curve was steep and at time costly. But I always new I was working toward my own ticket. I guess my point is that starting a student business was the single greatest learning event of my life.

There is a misconception that I’d like to touch on. Student business tend to be thought as glorified lemonade stands. It not true. Student business have changed the world. Microsoft was born out of a dorm room as was Google and Dell. They are household names. The point is that if you have the entrepreneurial bug, you act on it. Fight and claw to get your idea off the ground. It is a chance for you to write your own ticket. There is no feeling on earth like seeing someone buy your product, or seeing people come to your website. Be smart. You are an entrepreneur. You inherently think outside the box. When you meet resistance, work around it. Use the doubt of others to drive you forward. There is no better reward then to prove them wrong.

Keys To A Successful Home Based Business

I think all of us who start a home based business are looking to be successful; there’s a difference between being successful and wanting to be successful. I just wanted to share some of my thoughts in regards to making a home based business successful. In my opinion, 90% of what goes into a successful home business is mental. Of course you need money and other resources, but your mental state is what will make or break you. The majority of people who start a home based business fail immediately; a lot these people who fail just don’t have that mental make-up needed to be successful; I’m not just talking about home based businesses; I’m talking about everything they do in life. Failing can become repetitive; if a person fails over and over again, they will most likely continue to do so. The ones who make it in this business are the ones that can take the negatives and turn them into positives. Internet marketing is a marathon, not a sprint; you don’t become successful overnight; it takes some long hard hours, and a lot of mistakes in order to make your business successful. I’ve been doing this for over six months now and I’m starting to see great results. A lot of people wouldn’t have stuck it out as long as I have because they weren’t seeing the desired results right away. I knew when I went into this business I wasn’t going to see great results right away. I knew what I did in the first couple of months wouldn’t benefit me for months to come; I was alright with that, and now I’m soaking in the rewards. Believe me, I still make mistakes and will continue to do so. Yesterday I found out I typed a link wrong in one of my articles; this article went out to over 24,000 publications; that means the thousand of people reading my article will not be able to find my website. My first goal in article writing is to share helpful information; the second is to get people to my website so they can see the proven home income opportunities I have to offer. By typing in the wrong link, people will not be able to visit my website. At first I was very mad about this; I quickly got over it and decided to keep on trucking. We all make mistakes just don’t make the same ones over and over again.

In order to have a successful home based business you must put in a lot of hard work; a lot of people think their website will do all the work for them. Eventually your website can do most of your work for you, but it takes a lot of time and effort to be able to get to that point. Remember, there are tons of people out there that are looking to make some money from home; as you know; the more competition there is, the harder you’ll have to work. You can get away with working about 8 to 10 hours a week on your home business; you might be able to make a nice little living, it depends on the system you’re using. If you want to make the big bucks, you better expect to put in at least 25 hours a week on your business; I average about 40 to 50 hours a week and I’m still not where I want to be yet. Like they say, “you get what you put into it”

Another saying is: “in order to make money, you have to spend money.” That is very true in regards to making a home based business successful. I’ve heard so many different opinions on how much money someone should spend in a month in order to make their business successful. Some people think a couple of hundred, others a couple thousand a month. Here’s what I think; don’t spend anything until you know what your doing, and once you think you know what you’re doing, put aside some money as a back-up plan. Even when I thought I knew what I was doing, I didn’t. People tend to learn quickly when they loose money, and you will loose money at one point or another in this business. Please make sure you don’t throw everything you have into this, you can really loose it all in one day, and I’ve seen it happen. Pick your spots wisely and throw a little here, and a little there; where you see good results, throw more money in that direction. I like to spread my money out to see where it grows the most; I then take the money from the weak areas and add it to the stronger areas, this is how you learn in this business.

Be sure to be patient and have some fun while trying to make your home based business work; like I said before, this is a marathon, not a sprint. If your patient, work hard, and have fun, you will make it happen. It’s a lot of people’s dream to be able to work from home as a full-time job, and it’s not easy to do. Expect to make mistakes and try to learn from them; you have all the information you need at your fingertips to fix these mistakes and learn from them. Try to get to know people who are trying the same thing as you; I’ve learned so many things from other people in this business. It’s almost impossible to make a home business work by yourself; don’t be afraid to find someone successful and latch onto them. A lot of people on the web are willing to help those who are interested in working hard.

What SEO Copywriting Is… and Isn’t

I’ve been frustrated lately. It seems people just don’t get it. There’s lots of talk about SEO copywriting these days, but hardly any of it is on target. The majority of the conversations, posts and articles I’ve seen deal with topics like keyword density, allowable limits, over optimization and such. These people are making search engine copywriting all about the search engines. They are forgetting the fact that SEO copywriting is still copywriting.

What that means - generally speaking - is you are still writing promotional copy designed to cause a *person* to take a specific action. Your target audience (your site visitors) should come first. The elements designed to help the copy rank well absolutely come last.

What good is all the traffic in the world if your site copy doesn’t convert visitors into buyers? Not much. That’s why - when writing SEO copy - the human visitor comes first.

Unfortunately, SEO copywriting is getting a bad name because so much of what is being cranked out is repetitious babble. Most of these pages would never have made it on to a site, except for the fact that the site owner wanted to rank highly for certain key terms.

So, in the interest of salvaging the good name of search engine copywriting, before it’s too late, let me offer some guidelines.

SEO Copy Is:

first and foremost - written for the visitor.

unique and purposeful.

natural-sounding - it flows.

SEO Copy Is Not:

written exclusively with the engines in mind.

mirrored, adjusted or altered to create new pages by simply changing keyphrases.

stiff, forced or overly repetitive.

The Dos of SEO Copywriting

When writing SEO copy, you’ll want to:

understand who you are writing to.

choose what the focus of the page will be.

create a plan outlining the message you want to convey.

decide how best to communicate that message to your particular target customers.

choose which keyphrases will be incorporated into the copy.

make sure those keyphrases work well with the page and the planned copy.

incorporate keyphrases as you write (not after you write), so they flow naturally with the planned message.

The Don’ts of SEO Copywriting

When writing SEO copy, you should never:

create a plan based solely on how to rank high.

replace *every* instance of a generic term (car) with a keyphrase (red, convertible car).

add pages of copy simply to appease the search engines.

rely on useless keyword density ratios and formulas.

shove keyphrases in everywhere possible. (No, it won’t get you banned, but it will sound completely ridiculous!)

SEO copywriting is not the process of writing exclusively for the search engines. It is the process of writing copy to appeal to your visitors, while including elements to help the search engines and your visitors understand what the page is all about.

So you’ve done your homework: You have a clear idea of how and
where you’ll be using your phone. You know how many “any time”
minutes you need and have selected a carrier who covers the
region you’ll be in most often. It’s time to go shopping for
your handset; your telephone which will likely be a part of your
workspace for the next year or two.

Your new carrier may offer you a free or discounted phone with
your contract. This may be all you want or need. After all,
today’s free phones have all the features that were sexy and new
two years ago… and that may be enough. Then again… if you
want the latest and the greatest, you may want to look into an
upgrade.

Wireless phone companies heavily subsidize the cost of handsets,
especially to their new customers. This can result in a
significant discount — sometimes as much as a couple of hundred
dollars off the retail cost of a new phone. So the question is
– what features do you need or want? And before you can respond
to that, you need to know what is possible. The answer might
amaze you.

There are people out there who feel they MUST have the very best

has this feature enabled. Some even have ringtones that are
“polyphonic,” which means that they can simulate the sound of up
to 40 different instruments.

* If you spend a lot of time away from your home office, data
capability may be a real convenience. Check email, surf the web
– some phones will even allow you to receive faxes on the go.

* Do you do a lot of purchasing by phone? You may benefit from
the security of a built-in “digital wallet.”

* Some phones have a GPS (global satellite positioning) feature,

So that’s what you can get for nearly free. How much more can
you have if you’re willing to shell out $100-$400?

Let’s look at one of the most popular phones on the market right
now: the Motorola v60.

The v60 is a clamshell-type phone with a second display feature
on the front cover, which allows you to see who’s calling
without first opening the phone. (Convenient if you’re screening
your calls.) You can customize its look with replaceable front
and back covers — one of several accessories which make this
model the love of wireless phone junkies everywhere. These
include an FM stereo headset and MP3 player as well as a nifty
handsfree car kit.

Other built-in phone features include an alarm, calculator,
calendar, games, text messaging, voice dialing, voice memo, and
wireless internet capability. Battery life is four hours talk
and up to 10 days standby.

Almost every carrier in my area offers a version of the v60 with
prices varying from $199 to $299 — for NEW customers. Depending
on the carrier, existing customers may have to pay close to the
retail price of $379 (listed on Motorola’s website for purchases
without new activation of a plan).

For some inexplicable reason, once your contract ends and you
decide to upgrade to a newer phone, many of the carriers will
charge you retail - even if you re-up with a new two-year
contract. In my opinion, this is a great way to encourage your
long-time customers to switch service providers.

But the bottom line is: are the extra features in the “premium”
models enough to warrant paying the extra money? The description
of the Motorola v60 above doesn’t differ all that much from that
of another Motorola model, the T193, which one carrier is
*giving away* to new customers. In fact, it’s got just about
every feature most home-based entrepreneurs would need.

With mobile phones, you may not be able to have it all… but by
doing your homework and careful comparisons, you can come close
